#FlameZone

#Building #regulations in #Australia are more stringent than many may be aware.

One such example is #BAL rating or #bushfire #attack level. #Buildings are assessed at a certain bushfire #risk and given a #rating which designates the #standard of #construction #materials we have to use in in the #build in order to #resist a #fire

Seen in the photo here is a recent bushfire we had in south west #Sydney which threatened many #homes

The second picture is of a current #project of Spannenberg and Son at #Glenfield which was determined as #flame zone which is the highest #BAL rating, we have to use many unusual construction #methods and #materials designed to resist a fire, #noncombustible materials #insulation #plywood under the #roof #tiles and #shutters over the #windows plus much more.

Unfortunately this also adds to the cost of the build, something to look out for if you intend on building.
